A five minute drive from the south-eastern corner of Forest Hill will get you to Yorkville and the north end of the Downtown Toronto core.  The neighbourhood is defined as Lower Forest Hill bounded by Bathurst Street to the west, Avenue Rd and Oriole Parkway to the east (with some extension towards Yonge St.), St. Clair Ave. W. to the south and Eglinton Ave. W. to the north.  Upper Forest Hill continues several streets north of Eglinton Ave. W.  South Hill, which is also often considered a part of Forest Hill stretches south from St. Clair to Davenport Rd. on such notable streets as Russel Hill Rd. and Poplar Plains.

Forest Hill, as depicted in the map of the city and in the photo below, is centrally located on the northwest side of Downtown Toronto and is considered one of Toronto’s most fashionable and prestigious Residential Real Estate Districts.
Owing to a limited supply of the stately homes available in Lower Forest Hill as well as being in close proximity to downtown shops, entertainment districts and to Bay Street and Toronto’s Financial District, this area is a much sought after location with prices for Real Estate Listings exceeding a million dollars.

Forest Hill is rich in Real Estate History:  Forest Hill was named after the summer residence of John Wickson which was built in 1860 at the intersection of Eglinton Avenue and Old Forest Hill Road at the north end of what is now Lower Forest Hill Real Estate. As aforementioned the Upper Forest Hill district encompasses several blocks to the north but it is the district to the south which is considered to be one of the most prestigious neighbourhoods in Toronto and of Canada.
When we look back at the history of Toronto during the latter half of the 1800`s and early 1900`s many established Families owned large tracts of Forest Hill Land.  As Toronto grew these large tracts were parceled off and in 1923 the area evolved into the community becoming the Village of Forest Hill.  To beautify the development of the area.  Homeowners were obligated to plant at least one tree in the front garden of their quality-built luxurious homes. As was the upscale trend at the time the goal was to build a Village which would rival the best in the vicinity of downtown Toronto.  An oversized property is the norm for a Forest Hill Mansion located in this premium residential neighbourhood south of Eglinton Avenue. Forest Hill Mansions in this area have price tags that exceed several million dollars.  Prestige is indeed a descriptive adjective for Forest Hill Living in Toronto.
The Village of Forest Hill kept it’s independence from the City of Toronto while neighbourhoods of the city surrounded it.  It was only in 1967 that the village was annexed to became amalgamated with the City of Toronto.
In the 1800`s the majority of home owners  in the Forest Hill neighbourhood originated from Britain and as such Georgian, Victorian, Romanesque, Gothic and Tudor architectural designs were imported. 
As has been witnessed throughout the various building and renovation booms, many new home owners have completed extensive renovations on the large stately properties and estates and in many cases have kept current with modern day advances in technology: e.g. home additions, both indoor swimming pools and outdoor swimming pools, fitness centers, exercise rooms, electrical and plumbing upgrades, etc. To thwart the trend to tear down these stately homes and rebuild more modern designs some Forest Hill Homes have achieved historical heritage designation and all or parts of these homes are civically protected from destruction. The existing Forest Hill Community’s concern is not so much in stifling the modernization of the existing homes but rather with the complete demolition and building new modern day designs that do not fit with the stately character which the area is renowned for.

Often historic Forest Hill Homes (Forest Hill Houses, Forest Hill Estates and Forest Hill Mansions) serve to be ideal as a Toronto Executive Home suitable for elegant entertaining. The minimal traffic on these streets also makes Forest Hill an ideal location as a Toronto Family Home. The stately grand homes and Forest Hill mansions predominate the Lower Forest Hill area with the lowest house price listed (May 2010) at $ 998,000 to the highest at $12,000,000.  In Upper Forest Hill the lowest price for a house is $865,000 (May 2010).
There are several Forest Hill Townhomes for sale with prices ranging from $ 789,000 for a Two Bedrooms + 3 Bathrooms to $2,695,000 for 3+1 Bedroom and 4 Bathrooms with the majority of Forest Hill Townhouse prices exceeding a million dollars.
Within the Lower Forest Hill area an assortment of Forest Hill Condominiums skirt the boundaries and offer the same quality shops, dining and entertainment features as do the Forest Hill Houses and Estates.  As age demographics dictate there will be further development of Condominiums in this neighbourhood to supply a desired living style with less home maintenance.
Real Estate Listings of Forest Hill Condos for sale (May. 2010) show the lowest price listed at $160,000 for a One Bath (Bachelor) condo to $3,450,000 for a Two Bedroom + 3 Bathrooms condominium.

Currently (May 2010) there are two plots of Forest Hill Land For Sale listed at $395,000 and $695,000. Forest Hill Land for Development is at a premium, and yet those with great affluence have been known to buy primarily for the land value to construct their Toronto Dream Home in Forest Hill. Of course with the ingenuity of Industry Captains willing to invest in a Forest Hill Real Estate Gem there will no doubt be further development over time. Whether it be the acquirement of one or several large Forest Hill Estates to build the next best architectural masterpiece or be it to buy Forest Hill Buildings for re-development along the perimeters of Spadina Avenue, Eglinton Ave., Avenue Rd., or St. Clair Ave. W. As the saying goes there is a price for almost any real estate and acquiring Forest Hill Land would well express this adage.
Owing to the early bylaw of having a minimum one tree on the front lawn Forest hill is indeed a Toronto neighbourhood that is rich with foliage with ample green space including several public parks.  Walking trails, hiking trails and bicycle paths connect to the rest of Toronto. Residents of Forest Hill are in close proximity to Downtown Toronto and as such have an extensive array of services, shops, restaurants and the prestigious entertainment district in neighbouring Yorkville at the centre of Toronto.  Several blocks to the east is Yonge Street, which being the longest street in the world, also offers an extensive series of shops and entertainment.
Several of Canada’s most esteemed Private Schools are located in the centre of Forest Hill:  Bishop Strachan School for girls & young women plus Upper Canada College and St. Michaels College School for boys & young men. Several Public Schools and a good selection of Child Care Facilities also serve this distinguished neighbourhood.
